If you’ve been trying to read the Forsyth County market this summer, you’re not alone. The honest answer is that it’s transitioning, and which way it breaks depends entirely on whether you’re buying or selling. So here are the actual numbers from the last 30 days.
Inventory is the story underneath everything. We’ve got 1,243 single-family resale homes on the market right now, resale only, no new construction, townhomes, or condos. We put 129 under contract over the last 30 days and closed 246, which puts us at a little over a five-month supply across the county. That’s real breathing room compared to the frenzy of a few years back.
But the price point changes everything. Some brackets are sitting at a ten- or eleven-month supply, nearly impossible to compete in as a seller. Others are still in that three-to-five-month range, tighter, though loosening fast. Where your home lands on that map changes your whole strategy, which is why “the market’s up” or “the market’s down” doesn’t actually help anyone.
Sellers are getting 97% of asking, which is genuinely strong. But concessions are back, covering a buyer’s closing costs is a normal conversation again, not the exception. Homes are averaging 52 days on the market. That can sound high, but it’s typical, and honestly fine for summer. And the average sales price came in at $727,000, still sitting comfortably high.
Why summer reads slow. Our summer market always eases off a little; people are vacationing, then pivoting to back-to-school. It tends to wind down around the July 4th week, leaving the buyers who haven’t found anything yet some anxious, some pausing for their kids’ school schedules. They usually circle back around the third week of August, which is part of why fall tends to look so different.
The factor these numbers leave out: new construction. Everything above is resale only. Fold new construction in, and we likely move from a five-and-a-half-month supply to closer to seven or eight, depending on price point. Builders are tough to compete with right now, and it’s a conversation we’re having with sellers daily. If you’re bringing an existing home to market, it’s a real factor.
So what does it all mean? If you’re selling, this is still a great time, but you have to be strategic, and you need a Realtor who truly knows this marketplace and can price and pace it for you. It’s not as easy as last year, and pretending otherwise is how homes sit.
And if you’re a buyer? In my view, this is the best time in six years to buy a house. Here’s why. We’re in 2026 now, and the further we get from that overinflated 2020-era market, the more things have leveled off. Buyers briefly had the upper hand, then sellers held it for a good stretch, and now buyers genuinely have it again.
We’ve got a lot of people sitting on the sidelines while prices level out, and that leveling is exactly the stability our market needed. If you’ve been watching inventory month over month and year over year the way I have, you’ve seen it happen.
Moving into fall, who knows exactly what it brings, but traditionally it’s a bit busier as people work to get settled before the holidays and into the new year. School is starting; it’s still hot outside, but that shift instantly moves us out of the summer market and into more of a fall one. I’ll be watching it closely.
