Everybody tells you to fix up your home before it hits the market. Far fewer people explain what that effort actually buys you. The reason is something most sellers overlook entirely: the marketplace isn’t one audience. It’s two, and each one is after something completely different.
One group is shopping for a home they can settle into right away. They picture their furniture in the rooms and their pictures on the walls, and they want to start living the day they get the keys. The other group is hunting for potential, a place they can shape and improve on their own terms.
Two very different buyers, and each one leads to a very different result for you as the seller. That’s why it pays to know which one you’re chasing before a single dollar goes into repairs.
The move-in-ready buyer is the bigger pool, and they pay for it. Recent Zillow research found that homes needing work are selling at roughly a 14% discount to comparable move-in ready homes, the widest that gap has been in years.
The buyers willing to take on a project are fewer in number, and they expect to be paid for the trouble in the form of a lower price. The move-in-ready crowd is the opposite. They have no interest in choosing carpet, picking paint, replacing a roof, or gutting a kitchen.
They want to carry their belongings in and start living. That’s a deeper, more motivated pool of buyers, and it’s exactly what we’re seeing here in Forsyth County.
The investor buyer exists, but it’s a thinner crowd. We do have investors active in our market, and some sellers are genuinely more drawn to that route, which is perfectly fine. This was never about one path being right and the other wrong.
It’s that they’re two different games with two different sets of rules, and you need to know which one you’re playing before you decide how much to spend getting ready.
Here’s where most sellers get it wrong. They approach repairs like arithmetic: put X into the house, pull Y back out at closing. In reality, it rarely works that cleanly. The decision isn’t about the math at all. It’s about which buyer you’re setting out to attract.
The choice you make dictates the whole strategy. Attracting a move-in-ready buyer means committing to it fully: you prepare the home to that standard, and you price it accordingly, because that’s the buyer who will pay the premium. Going after an investor is a different play entirely, with a different number attached and a smaller pool of prospects to reach.
Neither is wrong. They’re just two separate paths, and the money only works when your pricing, your condition, and your target buyer all point in the same direction.
That’s the real work I do with a seller before anything gets listed. We look honestly at what improvements make sense, what they’d cost, and whether the current buyer pool will actually pay for them.
Here in Forsyth County, demand right now is firmly on the move-in-ready side, and there’s an added wrinkle: resale homes are competing head-to-head with new construction. That competition raises the bar, and a resale needs to show well to reach its highest price.
