Have you seen homes sitting on the market for months, then suddenly disappear without ever selling? This has been going around for quite some time now, and a lot of buyers and sellers are asking what is exactly happening in the market. Today, we’re going to find out the truth behind these homes and why they are being unlisted.

Homes sitting unsold. We’ve seen about 1 in 10 homes were either withdrawn or expired because they weren’t sold in December 2024. By January 2025, around 30% of these listed homes had to lower their prices because they sat in the market for too long, and buyers didn’t show interest at the asking price. This happened because there’s more supply than demand, which leads to unsold homes.

The shift from a hot market to normal conditions. When COVID hit in 2020, people from other states started moving to Georgia. Many of them brought cash and were willing to pay above the asking price. Sellers were getting much more than they expected, causing home prices to spike. For example, a home worth $500,000 might sell for $600,000.

However, interest rates began to rise because buyer demand started to decrease. During the low-interest years of 2020 to 2022, many homeowners locked in rates below 4% making it less likely for them to move. Recently, we’re seeing more homeowners returning to the market after sitting tight during the low-rate period.

More supply, fewer buyers. As more homes are listed for sale, fewer buyers are out there. This makes it harder to sell at the same prices. Interest rates are currently high, hovering around 6.5% to 7.5%, which is pricing some buyers out of the market. This shift has led to a supply-heavy market with fewer buyers, which is why homes are sitting unsold for longer periods.

Spring market changes. As the spring season approaches, we’re seeing more homes being listed. In Forsyth County, some areas have nearly a one-year supply of homes. On top of that, new construction homes are offering big discounts, making it harder for existing homes to compete. Because of this, we’re seeing the shift to a buyer’s market in some areas.

What does this mean for buyers and sellers? If you’re a seller, pricing your home accurately is essential to attract buyers. Many homeowners still rely on online estimates or assumptions about their home’s value, but these can be inaccurate. It’s important to work with a realtor who understands the current market and can help you set a realistic price.

For buyers, there are more options now than in recent years to acquire a home. With the increase in inventory and new loan programs being available, this is a good time to jump back into the market and explore some great opportunities.
