If you’re wondering who has the upper hand in today’s real estate market, buyers or sellers, you’re not alone. Many homeowners and buyers across North Metro Atlanta are asking the same question. I’m Rachel Mooney, and I focus on real estate in Forsyth County. As we transition from fall into winter, the market is exhibiting some interesting trends that both buyers and sellers should take note of.

Inventory is increasing, but so is buyer activity. Currently, there are 1,029 resale homes available in Forsyth County, an increase from last month. That means more choices for buyers and a little more competition for sellers. What’s surprising, though, is that buyer activity is still strong.

We put 162 homes under contract this past month, which is higher than the month before. Even though it’s fall, serious buyers are still out there. Many are moving because of job changes or family needs, and they aren’t waiting for spring to make a move.

Sellers are getting about 94% of their asking price. On average, sellers received 94% of their list price in the past 30 days. That’s steady compared to last month but lower than the 96 to 98 percent we were seeing during the peak market. This shows that sellers are still adjusting their expectations, and buyers are negotiating more aggressively. Homes are staying on the market for about 64 days, which is normal for this season, but pricing plays a big role. Properties listed too high are sitting longer.

The average home price is still high. The average sales price in Forsyth County is around $708,000, which is considered high for our area. Affordability for single-family homes is limited, but buyers looking for attached homes like townhouses and condos may still find good opportunities at lower price points.

The market is shifting toward balance. We’ve now been in a market transition for about three years, starting around October 2022, when the strong seller’s market began to cool. Back then, demand drove home prices higher than ever.

But today, things are leveling out. Sellers can’t expect bidding wars or inflated prices, and buyers have more time to make thoughtful decisions. Gwinnett County and other parts of Georgia are seeing the same shift toward a more balanced, realistic market.

Buyers are more informed and patient. According to the National Association of Realtors, buyers typically research homes for up to nine months before contacting an agent. That means they know what’s priced right and what isn’t.

When a home is listed accurately, buyers act fast. When it’s overpriced, they wait. This “buyer pause” is why some homes are staying on the market longer, especially when several listings in the same neighborhood compete at similar prices.

What does this mean for you? If you’re a seller, proper pricing and presentation are key. Homes that are priced accurately from the start will sell faster and closer to asking price. If you’re a buyer, this market gives you more leverage to negotiate and more time to find the right property.
