I talk to sellers all the time who are ready to pour money into their home before listing, and a lot of them are surprised when I tell them the upgrades they’re planning aren’t going to give them what they think.

This 2026 market is different. Buyers are pickier, there’s more competition, and the wrong project can actually slow your sale down. Here are three things you need to know before you spend a dollar.

Skip the expensive kitchen overhaul. Let’s start with the one most sellers get wrong. That lavish, top-to-bottom kitchen remodel you’ve been dreaming about? Right now, the return on a major upscale kitchen remodel is about 36%. That means you’re getting roughly 40 cents back for every dollar you put in.

Instead of going all-in on a luxury kitchen, think minor updates. Paint the cabinets. Swap out the appliances. Give the space a clean, updated feel without the big price tag. What buyers want right now is a home that feels move-in ready.

They don’t want to pay today’s prices, deal with today’s interest rates, and then have to turn around and do a bunch of work on top of it. That’s not any buyer’s dream, and we’re seeing homes that need that kind of work just sit on the market.

The same goes for landscaping. Don’t go overboard with extravagant outdoor projects. Focus instead on clean, sharp curb appeal that makes a strong first impression.

First impressions are everything. This is where your money actually counts, and the data backs it up. A new garage door gives you one of the best returns on investment of any upgrade you can make. It’s one of those projects most people overlook.

A new front door is another one. You're looking at roughly a 200% return just by swapping out your front door. And while you’re at it, clean everything around it. Fresh coat of paint on the trim, get rid of the cobwebs and the pollen, make that entryway spotless. That’s where the buyer is standing while the agent opens the door, and they’re making a real judgment about your home based on what they see right there.

Are you clean and meticulous, or are things just kind of falling to the side? That first impression follows them through every room.

Beyond the front door, smart curb appeal upgrades make a real difference. Clean out your flower beds, put some fresh flowers in, do good edging, and pressure wash your driveways and sidewalks. These are all minor things that don’t cost a fortune but completely change how a buyer feels when they pull up.

Ditch the gray. Here’s something a lot of sellers don’t realize. That gray palette that was everywhere for the last several years is working against you now. Gray flooring, gray walls, gray furniture. Buyers are tired of it. They’re passing on homes that have that heavy gray feel.

The trend right now is warm neutral colors. Light and airy. Think creams, warm whites, soft tones that make a space feel open and inviting. If your home still has that gray look throughout, a fresh coat of paint in the right palette is one of the easiest and most impactful things you can do before listing.

Know what you’re up against. Here’s the reality of the 2026 market: Inventory is up about 10% from where it was, and we were only expecting 8 to 9%. More inventory is expected to come on throughout the year, which means there is a lot more competition for sellers right now. Your home has to look its absolute best, and it has to be priced perfectly to get a buyer in today’s market.

Buyers have options, and they’re using them. They’ll walk through your home once, and if it doesn’t grab them, they’re off to the next one. There’s too much out there right now for a buyer to give a home a second chance.
